The Tavros Office Building is an adaptive reuse of a former industrial storage facility into a 9,000 m² LEED Gold commercial office building spanning four levels and a basement. The design reveals and celebrates the underlying DNA of the existing structure: a beautifully efficient reinforced concrete frame with expressed waffle slabs that enable flexible, open, column-free workspaces.
The structural grid is complemented on the façade by a restrained palette of terra cotta claustra and custom metal guardrails, reinforcing rhythm, texture, and environmental performance. A new circulation core is inserted as a singular compositional exception to the grid, organizing movement without compromising spatial clarity.
A landscaped green roof provides a shared outdoor amenity and event space, while an array of photovoltaic panels maximizes on-site energy production—positioning the Tavros Office Building as a contemporary workplace rooted in the intelligence and durability of its original construction.
